The "Conventional" Sale
Real estate agents sell the vast majority of resale houses in the US. Just
about anyone can become an agent. It takes no specific skill, but it does
take a few weeks of classroom study. It's no wonder most agents know how to
sell houses in only one way. When a house doesn't fit within the standard
mold, most agents are not knowledgeable enough to create a good solution for
the seller. What's the standard mold?
The Standard House
The standard realtor sale is a house that needs few or no repairs or
modernizing, is freshly painted and has a manicured yard. The house also has
enough equity to allow the seller to pay a large commission and closing
costs out of the proceeds, which normally totals about ten percent of the
sales price.
The Standard Owner
The owner is comfortable with the idea of waiting months until the right
buyer comes along, and doesn't mind keeping their house perfectly clean and
yard perfectly trimmed at all times. The owner is understanding about the
hoards of strangers coming through the house at a moment's notice, and is
willing to lower the price one or more times until sold. The owner is
willing to play this game for however long it takes, even if they have
already moved into a new house and are making double payments, or are behind
on their mortgage payments and rapidly advancing toward a foreclosure sale.
And, last, the owner will understand that even though they have a signed
sales contract, it's not so rare that they will have to start all over again
if their sale should fall out of escrow at the last minute when their buyers
find out they can't get financing.
When You Need to Sell Quickly
If you fit within this standard, your best bet is to sign a listing
agreement with an agent. But, if you need to sell your house quickly and
